Can a town home association (4 units) withhold insurance contact information in Park Ridge? We have an exterior leak and the information is being withheld.

, as I understand it, the association takes out the insurance on the building of a Condominium and therefore the association must make the claim as the client. Therefore I recommend that you notify your Association president and ask that he take care of it immediately so no further damage is being done. If said president fails to represent you quickly Indian your best interest I suggest you impeach him and get somebody who will act as your representative in a more effective way.

Under condo laws in Illinois you can request the Insurance policy in writing and they have to give it to you.

When you purchased, your attorney should have obtained a completed condo questionnaire from the association. There's a good chance the insurance company is listed in the questionnaire. If you no longer have the questionnaire, your attorney may still have it. Good luck.

I'm board president of my 18 unit building. Insurance information needs to be made available to all owners. If your building has a management company, they need to make arrangements for repairs to the building and your unit if needed if damage was caused by the building leak. Take plenty of pictures in case you need to file a claim with your homeowners insurance.

The condo association has a legal obligation to take care of the common area's and repair major issue's immediately. Is someone addressing the issue? I would make sure you address the President and the management company in writing as a matter of record. The management company and Board could be trying to rectify the problem outside of insurance. If the cost of repair is beyond reasonable scope of work then you utilize insurance.
